A few days ago, Steiner AG handed over the first stage of the Grundhalde residential development in Dietlikon on schedule to the satisfied clients. The second stage of this extensive project with a total of 66 owner-occupied and rental apartments will also be completed at the end of June 2017. The advantage of this development for which Steiner AG is acting as general/total contractor is that it is equally close to both the countryside and the town. This attractive residential property has accordingly been easy to market.
With the Grundhalde residential development close to the countryside on the edge of the suburban community of Dietlikon, Steiner AG is constructing ten buildings with a total of 66 owner-occupied and rental apartments. The first stage just completed comprises 35 rental apartments. The 31 owner-occupied apartments will also be gradually handed over to the buyers by the end of June 2017. The sustainable development was designed by the young architectural office Graf Biscioni Architekten AG/SIA in Winterthur. The buildings are certified to the Minergie standard and are heated by borehole heat exchangers and heat pumps. There are also photovoltaic panels installed on all the roofs to provide additional solar power.
Close to nature and urban too
The development on the south-western hillside is designed to suit the natural ground level. The quiet location close to an agricultural zone creates a natural atmosphere, which is reinforced by the landscaping concept with park-like open areas. The nearby Hardwald is one of the largest cohesive woodland areas in the Zurich region. But the town isn’t far away either. It is just a 10-minute walk to the centre and Dietlikon train station, from where it is possible to get to Zurich in just a few minutes by public transport. The motorway is easily accessible for private vehicles. There are also kindergartens and schools in the immediate vicinity.
A residential concept for multi-faceted, high-end requirements
The entire Grundhalde development comprises 10 apartment blocks each with between 5 and 7 apartments. The apartments have generous floor plans with 3½-5½ rooms and either their own garden or large balconies or terraces. The offset arrangement of the balconies provides plenty of privacy, while the attractive play area and planted gardens in the outdoor space are conducive to neighbourly chats. Different lifestyles were taken into account from an early stage, which means that the new residential development appeals to a wide range of users. A successful concept, as the marketing results show: All of the rental apartments are already occupied and only nine of the 31 owner-occupied apartments are still available.
The property has been constructed to the Minergie standard and thus represents the responsible use of resources. Ceiling-height windows and high-quality metal facades give the development a simple but elegant external appearance. The premium interior fit-out provides a high level of comfort and well-being. Well thought-out floor plans with a minimum of circulation areas allow the best use of the space. A large underground car park with 104 parking spaces and direct access to the buildings round out the high quality of life at the Grundhalde development.
