SWICA and Steiner AG sign project development contract for residential and commercial development in Aarau

SWICA and Steiner AG are collaborating on a mixed-use development scheme in the centrally located Scheibenschachen district north of Aarau's historic core. The project comprises three new-build apartment blocks containing some 90 modern rental and owner-occupied units together with attractive commercial premises. It also involves the careful integration of a listed building of special historical interest that stands on the approx. 4,000 m² plot. The urban flair will be enhanced through the provision of inviting outdoor and recreation areas.
 
The site is on the north side of the River Aare and within walking distance of Aarau's historic centre. In terms of its urban design objectives, the development project targets a northward expansion of the inner-city area and a further upgrade to the surrounding neighbourhood. In addition to a commercial component at street level, the project comprises some 90 attractive apartments for rent and private ownership. Proper integration of the scheme in the existing quarter, the sensitive incorporation of the existing listed building, a well-balanced, liveable development density and the provision of inviting outdoor and recreation areas will make for a high urban quality of life. 
 
High-potential developed area
Once part of the River Aare floodplain before being used as farmland by the city's residents, the Scheibenschachen quarter has gradually evolved into an interesting development area thanks to various river diversions. Under the urban planning concept, the land was initially used mainly for workers' housing. Then, over time, the area gained increasing popularity as a residential neighbourhood for young and old – mainly due to the high quality of life offered by its centrality, ample green spaces, good amenities and peaceful riverside location. Steiner AG has already successfully completed two major residential developments in the Scheibenschachen neighbourhood over the last few years. 
 
Planned procedure
Working in tandem with SWICA, Steiner AG plans to obtain high-quality proposals for the site by staging a design competition. The successful scheme will then be fleshed out and submitted for planning permission. The start on site is planned for 2023, with occupation of the new apartments and commercial units as of the end of 2025.
