Inauguration ceremony for MANUFAKT8048 business park in Zurich-Altstetten

A celebration held today, after a nearly one-and-a-half-year construction period, will mark completion of the basic fit-out to the imposing MANUFAKT8048 business park. In all, the new modular building complex in the up-and-coming Zurich-Altstetten district offers some 14,500  of prestigious office and commercial space that can be custom-configured to the needs of the most diverse organisations and corporate departments.  
 
Today, client Swisscanto Investment Foundation is joined by the developer and total (design-and-build) contractor Steiner AG, architects, other project partners and future tenants to celebrate the inauguration of the MANUFAKT8048 business park. The easing of the coronavirus restrictions has allowed further guests to be invited to the event, for which special protective measures will be implemented.  
 
An innovative concept
With MANUFAKT, Steiner AG has developed a sustainable, multidimensional concept for office and commercial developments with the aim of combining lower resource consumption with enhanced utility. It sets itself apart from previous business developments by offering tenants a selection of high-quality shared facilities – meeting rooms, flex offices and communal zones – that are available for use as required. This will lower the direct rental and running costs for additional floorspace. The absence of structural walls in the office building allows optimisation of the spatial grid, deep plans and ideal floor-to-ceiling heights. Steiner has also designed modular pods for individual workplaces that can be assembled into larger units as required. 
 
During the tenant fit-out works in the coming months, the new tenants will be able to tailor the layouts of their premises to their specific needs and transform the spaces (which are up to 4.5 m high) into production units, offices, laboratories or showrooms. The airy atrium in the inner courtyard of the business park will soon become the vibrant hub of the new property, which stands close to Zurich-Altstetten station. 
 
Floorspace efficiency, networking and flexibility 
Another plus is the price – given that affordable commercial rents are particularly crucial for young companies. As Michael Schiltknecht, Head Real Estate at Steiner AG, points out, "That is what prompted us to improve the floorspace efficiency of the MANUFAKT concept, for example by providing for shared spaces. This idea is readily applicable to reception areas, meeting rooms and social spaces." He sees particular benefits for start-ups, which are then able to reduce the scope of their rented facilities. The development of two further innovative business parks based on this concept – MANUFAKT8804 and MANUFAKT8409, in Wädenswil and Winterthur – is planned for the years ahead. Networking between tenants across the different sites will be a key element. "We are convinced that networking offers a useful means of boosting potential," adds Michael Schiltknecht.

Zurich-Altstetten is one of the city’s up-and-coming districts.
