Planning permission for “Résidences Flore&Sens” in Estavayer Montbrelloz

Planning permission now in effect for Steiner AG’s new development, “Résidences Flore&Sens”. This project comprises the construction of four buildings on a human scale in the small rural community of Montbrelloz (part of the municipality of Estavayer-le-Lac). The 29 privately owned apartments are aimed at a mixed clientele looking to enjoy a countryside location.

The development is notable for the way in which it successfully blends into the existing surroundings and – more especially – for its architecture, which harmonises with the characteristic village style of the countryside around Fribourg. The main elements of this style are tiled gable roofs with timber frames, wooden cladding for attic spaces and low profiles. The future residents of Flore&Sens will also be able to enjoy high-quality outside spaces.

A particular focus has been placed on landscaping so as to create a new living and meeting area in the centre of Montbrelloz. Generously sized gardens for ground-floor residents, a vegetable garden and communal greenhouse will also be available. A large number of fruit trees will be planted with a view to encouraging biodiversity. With regard to inside spaces, the Flore&Sens residential project has been designed so as to maximise building volumes and admit ample daylight.

Homes offering optimum comfort
With between six and eleven apartments per building, the residential units being offered for sale are very spacious and provide plenty of potential in terms of interior floorplans. A luminosity study was carried out to ensure that the living spaces benefit from as much natural light as possible. Lastly, the timber attic spaces have been designed in such a way as to give the top-floor duplexes a homely feel. While living in the heart of the countryside, the future residents will be able to enjoy state-of-the-art comfort and generous spaces. Another feature of the development is its ecological ambitions.

Minergie-certified, the future buildings will benefit from renewable sources for both heating and electricity. Heat pumps will be fed by geothermal probes. There are also plans to install more than 110m2 of photovoltaic panels.
