Green light for Gupfengarten residential development in Niederweningen

Planning permission for the Gupfengarten scheme in Niederweningen (Canton Zurich), developed by Steiner AG for investor Evostate Immobilien AG is now legally effective. Thus the project is ready to go on site in late summer this year. By the third quarter of 2023, the easily accessible plot south of the village centre will accommodate a total of 36 terraced single-family houses plus three residential blocks containing 21 apartments for freehold ownership.

The planning permission granted by Niederweningen Municipal Council for the Gupfengarten scheme has now become legally effective. Othmar Ulrich, Head of Real Estate Development Region East at Steiner AG, is delighted: "After last year's successful launch of our marketing campaign for the homes, the now legally effective planning permission marks another important milestone." The 36 child-friendly, 4.5- and 5.5-room terraced houses each have a private garden while the 21 spacious, single-floor apartments – to be sold to private owners and comprising between 2.5 and 4.5 rooms – are all provided with a covered outdoor area. The traffic-free estate also includes an underground car park with direct access to the various units.

Premium-quality architecture offering a relaxed homely environment
The gaily coloured architecture, designed in a vernacular style by Graf Biscioni Architekten AG, imbues the scheme with a sympathetic quality and relaxed homely feel. The estate also includes a number of high-spec common and play areas, making for a relaxing environment where residents can socialise and children can run around safely. All terraced houses and apartments will enjoy ample sunshine and be fitted out to a contemporary domestic standard. The generously configured, easy-to-furnish floorplans are complemented by their own private outdoor area.

Focus on sustainability
Virtually the entire thermal energy demand of the Gupfengarten estate, which is equipped with heat pump, borehole heat exchanger and photovoltaic systems, is met by renewable sources. An integral energy management system additionally ensures efficient and intelligent energy use. The timber-built external envelopes achieve optimum thermal insulation values. The use of wood, as a carbon-neutral, naturally renewable raw material, is a key element in the sustainability concept.

Well-connected
With a population just short of 3,000, the municipality of Niederweningen offers an attractive environment with a thriving village life. Thanks to its modern amenities, low income tax rates and good transport links, it is steadily evolving into one of the region's most popular residential locations. The Gupfengarten development lies to the south of the village centre and within walking distance of the railway station. From here, the train journey to Zurich city centre takes around 35 minutes. The site also boasts excellent private transport links thanks to the nearby motorway junctions.
