Work begins on the Rives de la Baye development

In the next few months, the people of Montreux will see a new building complex take shape in the centre of their city. Steiner AG will begin demolition work this March, at the same time stabilising the site on which the new complex is to be constructed.

The location of Rives de la Baye poses a number of major logistical challenges, being close to the railway lines, a river and a very busy road. Great care will therefore be required in the planning and logistics of the project. Steiner AG will construct a retaining wall on the river side to prevent flooding of the square that is to be laid out in front of the building. Steiner will also secure the perimeter of the site on the railway side to avoid any disruption to rail traffic. This construction project will bring new life to a former industrial site in the centre of Montreux.

Marketing of attractive premises

The Rives de la Baye project combines the renovation of a former furniture factory with the construction of new buildings. Marketing of the premises making up the new complex is in full swing. There are still some opportunities for buyers to acquire a new residential property or a retail unit. For the people of Montreux, the outstanding feature of the Rives de la Baye project will be the old factory chimney. Steiner AG will strengthen the chimney to resist seismic shocks, after which the building will be developed for use by the municipal authorities. Where building materials are concerned, the complex will exhibit a mix of tradition and modernity.

Steiner AG intends to build with a mixture of fair-faced concrete and timber. One of the buildings will be fitted with accordion windows, giving the facade a very open appearance. To optimise its grey energy consumption, Steiner AG has offered for reusing some materials saved during the demolition phase. In collaboration with Salza, 36 items – some of considerable size – have been documented for sale on their platform. 25 of these have already attracted potential buyers. The success of this operation offers promising prospects for the reuse of materials in the group’s demolition and renovation projects.

Stages of the Steiner AG development project:

  • February 2020: Planning permission
  • February 2021: Removal of asbestos from existing buildings
  • March 2021: Demolition/Cleaning-up of buildings due for renovation/Clearing area around chimney
  • May 2021: Start of construction work
  • Summer 2022: Delivery
